Documents Required for a Mortgage in Spain (Non-Residents)

Below you will find the list of documents required to apply for a mortgage in Spain as a non-resident. Please make sure that all documents are clear and complete.

  1. Passport (valid and in colour)
  2. NIE (Número de Identificación de Extranjero) – Spanish tax identification number
  3. Proof of income:
      1. Last 3 payslips (if employed)
      2. Employment contract
      3. Latest tax return
  4. Bank statements for the last 6 months
  5. Credit report from your country of residence (for example, Experian, Equifax, or similar)
  6. Proof of existing debts or loans, if applicable
  7. Property reservation contract or purchase agreement (Contrato de arras / Compraventa agreement)
  8. Self-employed applicants must also provide:
      1. Last 2 years of tax returns
      2. Profit and loss statement
      3. Company registration certificate (if applicable)
